
Full Sale Option
The full sale option is the most common requested selection and it has many benefits that will fulfill the note seller’s goals by selling the entire Note and Mortgage:
- The note seller needs to generate as much cash from the sale of the note as soon as possible.
- The note seller is liquidating assets in an estate situation or to provide funds for a senior to be admitted into elder care.
- The note seller wants to sever all ties, risks and recourse with the note investment.

Partial Sale Option
Selling part of your note/mortgage is called a Partial Purchase Option. This is a great way to obtain thousands of dollars without taking out a loan and without giving up all the rights to owning your mortgage. Perhaps you need extra cash for a major purchase, medical or college expense, taxes or an investment opportunity. You can obtain the money you need from Notable by selling us some of the payments due on the mortgage you hold.
For example, let’s say you need $40,000. We’ll purchase a specified number of mortgage payments from you. (the number of payments depends on the size of each payment) Then—for the period specified in the Partial Purchase Agreement—the buyers of your property will send their monthly payments to us, instead of you.
After the specified number of payments are made to us, we’ll assign the mortgage back to you and you will collect all future payments.
It’s a convenient way to obtain the cash you need NOW, in one lump sum—instead of over of over a period of months or years—while you continue to hold an investment in the mortgage for future income. In many situations, a partial sale will provide the best financial results.
Partial option sales make sense when:
- The note has a very long term remaining and selling the full mortgage would result in a higher discount.
- The note has a low interest rate.
- The borrowers have lower credit scores.
- The equity in the property is low-either due to small down payment or the valuation of the property coming in low.
- There is a balloon payment coming due soon.
- The seller may only need a certain dollar amount now, and wish to retain the note as an investment.
